The Bottom Line
If you're managing heating and cooling purchases for a small office, the Honeywell 14000-BTU MM14CCS portable AC and a 2 heat/1 cool thermostat Honeywell are solid default choices when downtime isn't an option. As an admin buyer with five years of purchasing experience, I've learned that under deadline pressure, paying a premium for certainty beats saving money on "probably fine" alternatives. The MM14CCS is rated for 14,000 BTU per hour, which equals roughly 1.17 tons of cooling capacity (a standard HVAC industry conversion: 1 ton = 12,000 BTU/h). The spec sheet says it can cool about 500 square feet under standard test conditions. In real office spaces with people, computers, and sunlight, expect more like 350-400 square feet. That's not a criticism—it's just how all portable ACs work. (I've noticed that ratings are measured in a lab, not on a hot white roof.)
We use this unit as emergency backup in our training room and server room. It's effective, but it's heavy and a bit loud. The exhaust hose is standard, but you'll probably need an extra window bracket kit if you plan to move it between rooms. Order that in advance (mental note: we need a second kit).
The 2 Heat / 1 Cool Honeywell Thermostat
If your heating system has two stages plus one cooling stage, a 2H/1C thermostat is the right choice. The "two heat" part matters when you have, say, a furnace with a heat pump or a two-stage furnace. Our old thermostat only controlled one heat stage, so the second stage would kick in only on very cold days—and by then, the building was already uncomfortable.

It's also important to know the difference between a hot water heater and a boiler. A hot water heater produces domestic hot water for sinks and showers. When These Recommendations Don't Apply

Also, a 2H/1C thermostat only helps if your system actually has two heating stages. Single-stage furnaces don't need it. And if you're in a new build with a heat pump, you might be better off with a heat-pump-specific stat that supports auxiliary heat.
Finally, don't forget that Honeywell has both consumer and commercial product lines. The consumer thermostats are fine for homes, but for commercial spaces I'd choose the pro series with remote sensors and scheduling. It costs more, but the programming flexibility is worth it when the office is used after hours.
At the end of the day, the best purchase is the one that arrives on time and works as expected. That's why I'll keep spending a little extra on reliability—especially when the calendar says peak season.
